Midlife is a season of profound transformation, filled with both challenges and opportunities. It’s a time to reflect on where we’ve been, reevaluate our present, and envision the life ahead. Recently, I hosted a memorable Duke Women’s Forum event at my home, Wells House, to explore these themes and the role of real estate and design in shaping this pivotal chapter of life.

This gathering was my seventh event this year, a continuation of my passion for connecting with the community by sharing not just my home but the values it represents—thoughtful design, sustainability, and personal growth. Each event offers a unique chance to witness how intentional spaces can inspire and empower those who experience them.


Embracing Change Through Real Estate

Midlife often prompts us to rethink our living spaces and how they align with our evolving priorities. At the event, we explored how real estate can be a catalyst for growth and adaptability, focusing on strategies shared by attendees and speakers:

  • Downsizing or Right-Sizing: Franny emphasized the importance of reevaluating whether your current home fits your changing lifestyle. For empty nesters, a smaller, more manageable space can offer greater ease and better alignment with future goals, such as living closer to family or healthcare facilities.
  • Building ADUs or Multi-Unit Properties: Ronnie highlighted the potential of accessory dwelling units (ADUs) and multi-unit investments like duplexes or triplexes. These can provide flexible living arrangements for family members while generating rental income to support long-term financial goals.
  • Leveraging Tax Benefits: Dawn and Franny pointed out that California’s Prop 19 enables homeowners aged 55+ to transfer their property tax basis to a new home up to three times, provided the purchase is made within two years of selling the previous home. This can significantly reduce costs during a move.
  • Smart Renovations: Ronnie suggested strategic upgrades like garage conversions or adding square footage as ways to increase property value while adapting homes to current needs.

  • Multi-Generational Living: As Ronnie noted, designing homes that balance independence and connection can make them adaptable for families at every stage of life.
  • Sustainability in Design: Incorporating eco-friendly materials, energy-efficient technologies, and layouts that maximize natural light and ventilation was a theme echoed throughout the discussion.
  • Psychological and Financial Impact: Thoughtfully designed spaces, as emphasized by multiple speakers, enhance mood, reduce stress, and add long-term property value.

Every detail matters—from choosing pet-friendly, non-toxic materials to crafting layouts that can evolve with life’s changes. These decisions ensure your home remains both a sanctuary and a reflection of your journey.


A Personal Reflection: Preparing for an Empty Nest

As I navigate my own midlife and prepare for an empty nest, I’ve begun reevaluating the practical and emotional aspects of homeownership. What does it mean to maintain a large home when the day-to-day rhythms shift? How can we adapt our spaces to reflect this new phase of life?

This event offered a meaningful blend of personal reflection and professional expertise. For example:

  • Dawn and Franny highlighted how gifting property or cash to family members can help them get on the housing ladder but stressed the importance of consulting a tax professional to avoid liabilities.
  • Franny discussed how estate planning can prevent triggering tax reassessments when transferring property and ensure financial security for future generations.
  • Ronnie shared insights on creating short-term income streams through platforms like Airbnb, leveraging unused spaces like detached garages, and even converting them into rentable ADUs or JADUs.

Empowering Communities Through Connection

Midlife is also an opportunity to build connections and share knowledge. The Duke Women’s Forum reminded me of the strength we find in community and the power of spaces that facilitate meaningful conversations. Many attendees shared personal stories about navigating transitions, from caring for elderly parents to embracing second careers.

Dawn and Franny, for example, discussed helping aging parents with solutions such as making homes more accessible or considering reverse mortgages to allow them to stay in place. Others talked about using real estate investments to secure financial independence during life changes like “grey divorce.”

Through these events, I aim to inspire others to embrace the changes midlife brings with grace, intention, and optimism. Real estate and design aren’t just about houses—they’re about creating spaces that support the life you want to live.
